Plot Romolo - Cattolica Eraclea Open, panoramic and ten minutes from the sea, Plot Romolo covers more than 13,000 m² of buildable land near Cattolica Eraclea. The setting is Sicily's quiet south-west coast, in the province of Agrigento. A House of 120 to 130 m² Facing the Sea The plot carries a building entitlement under Sicily's rules for agricultural land. This allows a home of roughly 120 to 130 m² plus rural outbuildings tied to the use of the ground. The exact size and design must be confirmed by a technician, who will check the local rules, restrictions and permits. The ground is mostly level or gently sloping, at around 140 metres above sea level, facing south and west. A single-storey house with wide openings and shaded verandas would make the most of the sea view. There would be space left over for a Mediterranean garden, cultivated areas and, where authorised, a pool. Setting up the Amenities An internal track is already traced and follows the natural shape of the land. The approach runs along a good state road, with only a short unsurfaced stretch at the end. Mains electricity is close by thanks to a neighbouring house, and if you want to stay green there is obviously more than enough land to install an independent photovoltaic system. Water can come from a well, subject to permits, or a tanker-filled cistern of the kind widely used on rural properties. Drainage would use an approved independent system. The Beach of Eraclea Minoa and the Platani Nature Reserve The beach and pine wood at Eraclea Minoa are about ten minutes by car. The sands run beneath the white cliffs of Capo Bianco and the archaeological area of the ancient Greek town. The nature reserve at the mouth of the River Platani adds dunes and quiet shoreline. Cattolica Eraclea, 10 to 15 minutes away, covers daily services. Sciacca is around 35 minutes and Agrigento with its Valley of the Temples about 40. The airports at Palermo and Trapani are each roughly two and a quarter hours.
